For the second quarter of 2021 (April through June), the market for Windsor-Essex real estate remained extremely strong. Sales, listings, and the average price of a home all experienced a sharp increase compared to the same time period in 2020. The number of homes sold in Windsor and Essex County climbed to over 3,800, up 43.2% over the previous year, while the average price of a home was up 42.2% to over $540,000. Listings were up 28.4%, providing buyers with more choices when searching for their next home or investment property. Even with more inventory available, the percentage of listings that sold was also up and reached 75%, up from 68% in Q2 2020.
The most popular style of home for buyers in Windsor-Essex was bungalows, followed by 2 storey homes, 1 1/2 storey homes, ranches, and raised ranches. Apartments and condominiums also continued to be a popular choice for buyers, and saw an increase in their average sale price.
